Terres Basses ā The French Lowlands
Terres Basses ā the French Lowlands ā is the most exclusive residential address on the island and one of the most sought-after in the entire Caribbean. The westernmost peninsula of French Saint-Martin is a rolling landscape of large private estates, most of them set on generous lots with views over Simpson Bay Lagoon, the Caribbean Sea, or both. The gates are tall, the walls are high, and the guest lists at the villas are not publicly discussed. This is where people come when they want the Caribbean without the Caribbean's normal level of visibility.

The area recovered fully from Hurricane Irma and has continued to develop. New estates have been built since 2017, and the residential character of the neighborhood ā unhurried, private, and expensive ā is intact.
The Beaches
Terres Basses has three beaches, and all three are among the finest on the island. Under French law, all beaches in Saint-Martin are public and public access must be provided regardless of the private property surrounding them.

Baie Longue ā Long Beach is exactly what the name promises: a long, wide sweep of white sand on the Caribbean-facing coast, with calm water and almost no one on it. Public parking is available and the beach is open to all. La Samanna, the island's flagship luxury resort, occupies a prime position on the beach ā its presence actually enhances the experience for non-guests, because the resort's restaurant is one of the finest dining establishments on the island and open to visitors who make a reservation. A day at Baie Longue can combine a genuinely empty Caribbean beach with a lunch or dinner that would justify the trip on its own.
Baie aux Prunes ā Plum Beach shares the same character ā secluded, white sand, public parking, no services. A beautiful beach that most visitors never find. The two beaches are separated by a short stretch of coastline and can easily be visited on the same trip.
Baie Rouge is set against a backdrop of dramatic red-orange cliffs that give it a visual character unlike anything else on the island. The combination of the colored rock, the white sand, and the turquoise water makes it one of the most photographed beaches on Saint-Martin. It draws a slightly larger crowd than the other two ā the dramatic setting is well known ā but it is never what most beaches on this island would call crowded. At the quieter ends of the beach, away from the main entrance, the relaxed French attitude toward beach dress applies without anyone making a point of it.

La Samanna
The only resort in Terres Basses is La Samanna, which has long held the position of the island's flagship luxury property. Positioned on its own stretch of Baie Longue, it operates at the upper end of Caribbean resort pricing and attracts a clientele that values privacy above all else.
Villa Rentals
The Terres Basses villa market is one of the most active on the French side. Properties range from 12-bedroom estates to compound-scale retreats, most with private pools, staff, and the kind of Caribbean privacy that hotel living cannot replicate. Getting There ā by Car
Terres Basses is accessed from the Dutch side via the road through Cupecoy, or from the French side via the road through Sandy Ground and Baie Nettle. The beaches have their own parking areas. There is no public transport and no practical way to reach this area without a rental car.
